The Real Estate Property will be sold "as is - where is" condition. Buyer should inspect or have a qualified property inspection prior to Auction day. Purchaser will be required to pay TEN (10%) down as earnest money day of Sale, with balance paid at closing on or within 30 days. Buyer and Seller will split the normal closing cost and revenue stamps 50/50. Title insurance will be provided by Seller. An Attorney approved Arkansas Offer and Acceptance contract will be used to complete the transaction. There will be a TEN (10)% Buyer's premium added to the final bid to determine the Total Sale Price.
